Section 1: Flushing Your Tank
Annual Tank Flushing (Sediment Removal)
Over time, naturally occurring minerals—like calcium and magnesium—settle at the bottom of your water heater tank. This sediment layer acts like an insulating blanket between the burner or element and the water, making your heater work harder, raising your energy bills, and causing annoying popping or rumbling noises. Flushing the tank once a year removes this buildup, restores heating efficiency, and prevents early tank failure.
Basic Steps:
Turn off the power source: Shut off the breaker (electric) or turn the gas valve to "Pilot" or "Off" (gas).
Shut off cold water: Turn off the cold water supply valve at the top of the tank.
Attach a garden hose: Connect a standard garden hose to the drain valve at the bottom of the heater and run the other end to a floor drain, driveway, or large bucket.
Drain and flush: Open a hot water faucet upstairs to let air in, then open the drain valve. Briefly crack open the cold water supply valve a few times to agitate and flush out heavy sediment at the bottom.
Refill: Close the drain valve, turn the cold supply back on, let the tank fill until water flows smoothly from your open household faucet, and then turn the power/gas back on.

Section 2: Hydrogen Peroxide Treatment
Eliminating Odors and Disinfecting the Tank
If your hot water has a foul, "rotten egg" smell, harmless sulfate-reducing bacteria are likely reacting with the minerals inside your tank. Flushing alone usually won't eliminate these odors. Disinfecting the tank with standard 3% hydrogen peroxide neutralizes these odor-causing bacteria, sterilizes the system, and leaves your hot water smelling fresh without introducing harsh or toxic chemicals into your plumbing.
Basic Steps:
Turn off heat and water: Shut off power/gas to the unit and close the main cold water supply valve to the heater.
Drain a few gallons: Open a hot water tap in the house and drain about 2 to 4 gallons from the bottom drain valve to create room at the top of the tank.
Add Hydrogen Peroxide: Disconnect the cold water inlet pipe or the temperature and pressure (T&P) relief valve, and pour 2 to 4 pints of standard 3% hydrogen peroxide directly into the tank.
Distribute and Soak: Reconnect the fitting, turn the cold water supply back on, and briefly open hot water taps throughout the house until you smell or see a slight fizz. Shut off the taps and let the peroxide solution sit in the tank and lines for 1 to 2 hours.
Flush out: Run your hot water taps until the water runs clear and scent-free.

Section 3: Upgrading Core Components
Upgrading Elements and Anode Rods (When to Call a Professional)
If your water heater takes forever to recover, isn't getting hot enough, or is getting close to 5–6 years old, it may need hardware upgrades. Replacing worn, lower-tier heating elements with high-density, fold-back, or titanium elements drastically reduces mineral scaling and speeds up heating times. Additionally, replacing the sacrificial anode rod—the metal rod inside that intentionally corrodes to protect the steel tank—can double or triple the lifespan of your heater.

While flushing can be done by homeowners, electrical and internal tank upgrades involve high-voltage electricity (240V) and heavily torqued components. Have a qualified professional perform the following:
Upgrade Heating Elements: Swap out standard low-watt density elements for heavy-duty, scale-resistant fold-back elements to handle hard local water.
Inspect & Replace the Anode Rod: If your anode rod is severely eaten away, a plumber can install a heavy-duty zinc/aluminum or powered electronic anode rod to stop tank corrosion and prevent recurring odor issues.
Safety & Voltage Checks: Ensure all electrical connections, thermostats, and circuit breakers meet local municipal plumbing and building codes.
